Information about the apartment: hotel-type apartment with an area of 14 square meters in Vladivostok

About the owners: young man leading an active lifestyle

Client's wishes: put everything you need for a comfortable stay in a small area

Develop optimal design hotel-type apartments are no easier than furnishing a luxurious mansion. Designer Tatyana Tkachuk was faced with the task of creating a small but full-fledged apartment on 14 square meters - to place an entrance hall, a kitchen, sleeping place and work area. To do this, we had to apply all the tricks to optimize the space: choose light finishing materials and furniture with a glossy surface, use built-in appliances and multifunctional items. The interior of a hotel-type apartment requires clear zoning. Here lighting and different types floor covering.

The kitchen is located in the very center of the apartment. It is separated from the sleeping area by a bar counter, which simultaneously serves as a partition, a dining table and a workplace. There is space under the table for washing machine that didn't fit in the bathroom.

Using natural motifs - sunny foliage on photo wallpapers and a blue ceiling - is the only way to visually expand a tiny space that combines the functions of a living room and bedroom.

In the photo of the apartments of the hostels, the bathroom often looks too cramped. So in this combined bathroom there was not enough space not only for a washing machine, but also for a bath. The choice of designer Tatyana Tkachuk was a shower cabin with transparent walls. The tile pattern does not form clear horizontals and verticals, which blurs the contours of walls and objects and makes the room visually more spacious.

One of the walls of the hallway is occupied by a door to the bathroom. The second housed only the most necessary - a hanger and a console shelf with drawers.

Is it worth it to reschedule?

Often re-planning gives amazing results.

The design of the living room in a small apartment looks very nice with lighting around the perimeter of a multi-level false ceiling.

Illuminated paintings or photos on the walls will also expand the room.

Wall-mounted LCD TV saves space

A flat large aquarium against a backlit wall can give the room an effect of depth, mystery and continuation.

window decor

Fifth secret - curtains. Massive curtains or curtains will only make the interior of the living room in a one-room apartment heavier.

Light, weightless, light shades - this is what will make the room light and spacious. If the window faces north, a translucent light curtain will suffice, which will not block the light.

Note! As for the window itself, it is advisable to install a wide double-glazed window, almost the entire wall. This will give more light and expand the wall. If this is not possible, try to hang a cornice with curtains wider than the window. This trick will work in your favor.

  • Another Tip About Your Batteries central heating . These bulky structures have long since given way warm floors that are both functional and space-saving. Instead of batteries, it is advisable to mount a window-sill console, at the bottom of which there will be a place for household items, and flower lovers can place their favorite plants on the windowsill.

Minimalism means nothing extra in the room

  • Choose the right style. Minimalism implies a rather ascetic design, with a minimum of objects and decoration. Fashion for him began in the 60s, then returned to our time in an already transformed form.

The most daring variants of this design resemble the interior of a spaceship. Every detail in furniture, lighting and functionality is thought out here. But this style is not for everyone.

Advice! It is worth thinking carefully before repairing what you prefer more and what style is most comfortable for you.

Unfortunately, many young families, especially in our country, are faced with the problem of limited living space. Many huddle in rented apartments, in hostels or communal apartments, and if they manage to get a hostel, they are extremely happy.

For those who are not familiar with the concept of "hotel", otherwise "hotel-type housing", let's explain that this is a very small apartment, consisting of one room and a combined bathroom with a shower, as a rule, without a corridor and without a kitchen. This type of housing is also called "studio" or "small family".
Of course, such a small space makes it difficult to plan the interior of the hotel, because it is very difficult to create a modern, functional and comfortable home on a few square meters.
Fortunately, modern technologies allow you to create furniture for any type of housing, whether it is a tiny living room or a huge villa. Often, in order to increase living space in small apartments, the kitchen is combined with the living room (photo). This provides a range of benefits. And in most hostels, it is not necessary to combine, you just need to determine the kitchen area in the common space and conduct communications. Imagine how comfortable you will be during a festive feast. You don't have to, breaking away from the guests, run with plates through the whole house. You can easily communicate with them and cook at the same time. But we should not forget that all areas of the room should smoothly complement each other.
It is possible to separate all zones from each other with the help of various partitions. For example, a study area can be placed next to a window and separated by a rack with open shelves that can be functionally used for storage. various items. The great advantage of using glass partitions to order is the fact that the room retains the possibility maximum use natural light. Nearby you can define a kitchen area, and at the opposite wall - a recreation area. An example of such interior of the hotel in the photo below:

In each individual case, new ideas for saving space are born. You can use our options, or you can come up with your own. Another option is to separate the kitchen area from the room. decorative partition from drywall, in which you can put a beautiful sofa.

The kitchen and the room can be visually separated using a bar counter or a rectangular dining table. A sofa can also be conveniently located close to it.

An excellent find for your living room can be furniture made in the form of a transformer. It can even be a transforming kitchen, which is able to divide and at the same time unite all zones.

How can you save space? lifting bed! After all, it will not take up more space than a regular wardrobe. A pull-out bed can also be an interesting and convenient solution. For example, if you make a podium for the kitchen area or office, then you can hide a pull-out bed in it.

Or the most convenient option for your living room would be a bed on the podium, which has built-in drawers for storage.

For storage, try to use built-in wardrobes. They save a lot of space. And if you correctly position the light and lay a carpet on the floor, then your living room can turn into a very cozy nest. This is how we got a post about hotel interior. Let's go further...

Not everyone was lucky enough to live in a spacious house, some have to huddle in a small one-room apartment. But if you creatively approach the organization of space, then the design of a studio-type room of 18 sq.m (without walls) or in a one-room apartment will come out functional and creative. The smaller the usable area, the more difficult it is to decide how to place all things using a minimum of furniture and decorative items. If you borrow the ideas of interior designers, it is easy to independently achieve the maximum effect with minimal means.

Design ideas can be borrowed from other designers

If the apartment is one-room, this does not mean that it cannot be beautifully decorated.

Even in the smallest apartment you can make an amazing design

By itself, a room of 18 squares is not considered small, but often this is all that a family can have. If this is a one-room apartment for a single person, then this is quite enough.

For a young family with children, this space is not enough. In this case, you have to compact as much as possible using compact furniture. Partially solve the problem will help bunk beds, folding sofas and armchairs. They fit well into modern interior rooms 18 sq. m. in a one-room apartment, as in the photo.

To maximize the use of space, you should choose functional furniture.

An 18-square apartment is not considered small

It is especially crowded if this is the entire living space, that is, a studio apartment of 18 m2, the design of which involves a food unit and a bathroom without additional footage. It’s good if there is a spacious insulated balcony, but few have such luxury.

The configuration of a one-room apartment is different, depending on the layout:

  • standard (rectangular with one window or balcony);
  • corner with 2 windows;
  • square;
  • trapezium (1 corner bevelled);
  • L-shaped;
  • with a rounded or panoramic wall.

Use more bright colors, they can visually expand the boundaries of the room

It will be very useful to use bunk beds

The design of such apartments must be thought out individually.

Giving advice on arranging furniture, zoning space and drafting projects in each case is different. All solutions have something in common - as little furniture as possible, but more free space, air and light. This is achieved through free passages, dismantling of piers and secondary partitions. Not the last role is played by the visual expansion of space and the competent use of furniture for zoning and delimiting functional areas.

The area should be used as useful as possible, it can be cabinets from the floor to the ceiling

Furniture should be minimal, but it should be functional

Furniture in such apartments should be placed correctly

How to choose furniture for a limited space?

Thoughtful room design 18 sq. m. in a one-room apartment is based on the choice of furniture.

Sofa can be used folding

A great idea would be to use modular furniture

Today, bulky cabinet furniture is practically not used, it has gone out of fashion. It is successfully replaced by lightweight modular structures, often on casters, so that you can move around the room. Compact samples fit perfectly into the design of a one-room Khrushchev apartment of 18 sq.m or a modern studio apartment, as in the photo.

If there is no place to put dinner table, you can do without it, replacing it with a wide coffee table by the sofa. Modern city dwellers rarely dine together - everyone has their own busy schedule of life. They dine, most often, at the TV, discussing latest news or serials.

Sometimes you can do without a bed if you have something to replace

Cabinets should be used as functional as possible

Many have breakfast hastily, limiting themselves to a cup of coffee with a sandwich. For such a lifestyle, a bar counter that separates the food block from the living area, or a wide window sill with countertop functions, is quite enough.

Regarding children's furniture, a solution has long been found for small areas. The design of a one-room apartment of 18 sq.m fits perfectly:

  • two-level modules;
  • bunk beds;
  • compact children's furniture complexes;
  • cabinets and work areas with a loft bed.

A sofa or a soft corner for a couple does not have to be placed along the wall. In a compact studio-style apartment, there is not always a place for them. A great option is to put it as an island in the center of the apartment, facing the plasma panel on the wall or the TV on the multifunctional pedestal.

The use of light shades can visually expand the boundaries of the room.

Modular furniture will be a great option for such an apartment.

Two-level modules are perfect for this design.

Advice. It is better to do without a bed if there is nowhere to put it, especially when there is something to fully replace it with.

Room design 18 square meters. m type bedroom-living room is a wide comfortable plane for sleeping. For example, a bed fenced off by a partition or a quickly assembled sofa with a reliable transformation mechanism.

Bed can be separated with curtains

Zoning can be done with plasterboard partitions

Choose a style

  1. Minimalism - the best choice for a modern small-sized apartment with an improved layout or a studio apartment. The Scandinavian version in white is especially good for the interior of an 18 sq. m. on the north side. This is a functional style without decor and frills. Not only traditional and Norwegian minimalism is gaining popularity, but also the Japanese variety - for lovers of oriental exoticism.
  2. Retro style is suitable for room design 18 square meters. m. in one-room Khrushchev without redevelopment. But so that it does not look obsolete, it is worth getting rid of bulky furniture and old textiles. It is better to give a special flair due to antique dishes, tablecloths and napkins. handmade from a grandmother's chest, comfortable chairs and other practical items with a touch of nostalgia. This option is chosen for families in which there are representatives of the older generation.
  3. Young people most often choose the modern urban design of a studio apartment of 18 square meters. m. or for the renovation of one room. Hi-tech and techno, loft and fusion - all these areas are close, but unique in their own way.
  4. In the stone jungle of megacities, you want forest smells and sounds, fresh flowers and bright colors of nature. This is perfectly handled by ecological style and many varieties of country music. Provence, with its lavender fields on photo wallpapers, or a Swiss chalet with sheepskin underfoot instead of a carpet - for lovers of cozy rural interiors. Scenery in the spirit of a Russian tower is suitable for the design of a studio of 18 squares without walls, but you need a real hearth or a stylization of a Russian stove.
  5. Classics and historical style in a modern rethinking finds its worthy embodiment in apartments with high ceilings and big windows. New design apartment 18 sq. m. in the traditions of postmodernism or neoclassicism, it is better to entrust specialists.

    Remember that in some cases it will be impossible to implement ideas

    Most often in such apartments they use the style of minimalism.

    For young people, modern style is more suitable

Advice. Keep in mind that in a limited space it is difficult to implement grandiose ideas.

Ways to visually expand the space:

  • mirror surfaces;
  • wall cladding and stretch ceiling with a glossy effect;
  • transparent curtains and tulle;
  • photo wallpaper with 3D pattern and spatial illusions;
  • glass shelves and countertops;
  • vertical and horizontal lines;
  • large geometry on wallpaper and textiles;
  • light shades in the interior of the studio room 18 sq. m.

Mirror surfaces can also expand the boundaries of the room.

Bright colors can visually expand the boundaries of the room

The hotel in today's real estate market occupies a stable high place on demand with a rather small supply. Although a hotel-type apartment is an offer on the secondary market, investors, young families, students and pensioners willingly invest in such an area. What is the attraction of hotel-type apartments?

A hotel-type apartment (KGT) is a small living space that consists of one room and a bathroom. The layout of the living room resembles a hotel room, hence the name of the apartments. Initially, hotel-type houses were planned and built as housing for employees of an enterprise. A kind of improved version of the hostel, which created the illusion of a separate apartment.

Getting a hotel in the 70s of the last century in the Soviet Union was considered a great success. The queue for full-fledged apartments stretched for decades, and living in a hostel with a family is not very convenient. The layout of the living room copies the modern studio apartment. However, there is a significant difference - the area is reduced at times. The plan did not include a kitchen. The tenant was expected to eat out (e.g. dine in a work canteen). In practice, the kitchen corner was equipped everywhere.

Hotel-type apartments were built in separate houses, which were originally designed for such housing. A hotel-type room differs from an apartment in that the bathroom is intended for two or three rooms, which are located in a block behind a separate common entrance door.

The purpose of designing such houses was the maximum reduction in the cost of a single hotel. Hotel-type houses are:

  • multi-storey residential building (3-16 floors);
  • one or two entrances;
  • The apartments are located along a long corridor that crosses along the entire building or half of it.

The difference from the hostel is the presence of a separate bathroom, which does not always provide a bath. Modern dormitories are converted old hotel-type apartments, where there is a kitchen area up to 5 sq. m, room from 9 to 24 sq. m and a bathroom with a shower or a small bath.

The difference between a hotel and a one-room apartment:

  • its small area;
  • lack of a balcony (the layout of a hotel-type house does not imply balconies);
  • a long common corridor into which the doors of all apartments open (up to 50 families live "neighbours");
  • lack of gas supply;
  • location in a hotel-type house where there is no other accommodation.

All of the above differences could be attributed to disadvantages. small apartments, if it were not covered by the budget cost of this type of housing. Absence gas stoves and speakers can be conditionally attributed to the disadvantages, since many modern residential buildings are designed with electric stoves.

Being a relatively inexpensive and autonomous type of living space, the hotel is consistently popular. There is a very pragmatic explanation for this. Despite the fact that a typical hotel is located in houses that are more than half a century old, they are located in the central part of modern cities, where housing is a priori expensive.

Advantages of KGT:

  • convenient location, close to the city center;
  • availability of high-quality social infrastructure;
  • proximity to transport;
  • walking distance to educational institutions, work;
  • low cost in comparison with full-fledged apartments in the same area;
  • isolation of housing, in contrast to a room in a hostel or in a communal apartment;
  • low cost of housing and communal services;
  • low property tax.

An attractive area in a hotel-type house for passive income. Photos of the hotel can be seen among the ads for renting expensive apartments. The convenient location and modern renovation of the hotel make it competitive in the rental housing market. The rent upon delivery is comparable to the payment for a full-fledged apartment. Maintenance costs are lower.

The layout of the living room and its decoration play a decisive role in the quality of the use of space. The interior of a small room involves zoning space without using a full-fledged wall. The most successful design of a hotel-type apartment in the style of minimalism or fusion.

The interior design of a small apartment in a minimalist style allows you to save free space by putting all things into cabinet furniture, on shelves and in specially equipped built-in drawers. The plan of the hotel is uncomplicated. It is convenient to divide the room into a working area and a place to relax with the help of furniture. The back of the sofa can serve as a low wall, to which, on the reverse side, adjoins computer desk or not a deaf rack.

The fusion style brings freshness to the youth interior, leaving the living area uncluttered, free from draperies, trinkets. In a small space, hotel-type apartments adhere to light colors, pastel shades. Fusion elements will add bright spots, individualize housing.

The kitchen corner is decorated with a small bar counter or a folding table. A full-fledged desktop can be replaced by a panel above the washing machine, removing all kitchen utensils in hanging cabinets. A small sink and stove will complement the interior and leave no room for fantasy. The refrigerator can be matched to the main furniture and placed in the room.
